July sales increased by about 19% in the chicagoland area including nine-county Chicago areas: Lake, Dupage, Kane, Cook, DeKalb, Will, Kendall, McHenry and Grundy counties. July’s home sale increase was the first since June of 2010.

We are still in a strong buyers market. Interest rates are low, prices are low and maybe lowest. We may have hit bottom, time will tell. First time home buyers and investors are what we are seeing most now. Some of the home buyers are buying inspite of the uncertainty of the economy and job situation.

According to NAR home sales this month are higher than a year ago but lower than last month.   Home sales for the Midwest fell 8% over last month but are at 18.8% over sales last year.  

The Home sales are contracts for home purchases and do not reflect actual closings that will happen.   Some of the contracts will not close due to many things.   More deals are falling apart these days due to lending restrictions, job losses, confidence levels for home buyers and competition for housing.

Some of the  reasons for the improved  sales are the rents are rising and now it is in many areas less expensive to buy than rent a home.   The affordability of homes is increasing as the prices continue to drop.   The Investors are buying real estate as an inflation  hedge for the future.

Now is the time more than ever to buy real estate.   Millionaires are being made now!

Did you know¦If you are selling or have just sold your home and you have a gain you may be eligible for a tax break.

 Some Tax Tips from the IRS article http://www.irs.gov/newsroom/article/0,,id=243682,00.htmle.      

1.              You may be eligible if you have lived in your home for at least 2 of the last 5 years.

2.             You may be able to exclude up to $500k for joint or $250k for individual.

3.             You can only use the exclusion on one home you lived in during the last two year period.

5.             Any gain is taxable that is not excluded.

6.             Investment property losses are deductible primary residences are not.

7.             Check out Publication 523 for a worksheet on this.
